Renting Property in Perth, Western Australia
There are various types of accommodation in and around Perth to meet the requirements of both individuals and families.
Properties are available to rent or purchase and can be either furnished or unfurnished.
A general rule is that the closer you are to the beach or river, the more expensive the property will be to rent or buy.
Renting
Tenant Responsibilities
A landlord or real estate agent will verify the Inventory and/or Condition Report with you.
The Inventory report is used when you are renting furnished accommodation and is a list of what exactly is in the property down to the last teaspoon. It is always best to make sure that you agree with what is detailed in the report as you will be asked to sign the report to show that you agree with it. If anything is missing from it at the end of your tenancy yuo will be charged for it or asked to replace it.
The Condition report is used for both furnished and unfurnished accommodation and is a list of any marks or stains on carpets, any chips in the paintwork, any scratches on floors, damaged fly screens etc.
At the end of your tenancy any costs for replacements or repais resulting from loss or damage to the property which is not attributed to reasonable "wear and tear" and were not included on the original reports will be at your own expense.
Personal Experience - when we rented our property the air conditioning had been installed 2 weeks earlier and there were marks on the walls and ceilings where ladders had been rested etc. These were not included on the original report as this had been written up before the air conditioning was installed so it was definitely worth me going round each room and checking as there were quite a few marks and one decent sized chip of plaster missing from a wall because of it.
Maintenance, Repairs and Renovations
According to the terms of the lease, any repairs required to the property as a result of normal wear and tear or accidental damage must be notified to the property manager.
The terms of the lease also prohibit any renovations, decorations or improvements (this includes even putting a new picture hook up) without the prior approval of the owner or agent in writing. All property maintenance repairs should be directed to the property manager who will liase with the owner.
Personal Experience - We had a shower that was leaking in the family bathroom but we didn't realise until the plaster started to come off the wall in the corridor and in a bedroom. The problem was reported to the property manager and they arranged for a couple of tilers to come in, assess the damange and give quotes. The property manager dealt with it all and the problem was resolved two weeks later with no cost to ourselves.
Insurance
Insurance of personal effects (contents insurance) are your responsibility. Any of the commercial insurance companies or your bank can arrange contents insurance for you.
Personal Experience - We are insured with ANZ for contents cover at $33.00 per month.
Pets
Finding pet friendly rental accommodation is not very easy. Residential tenancy agreement either do not mention keeping pets or they state that written consent is required from the landlord before pets are allowed in.
Services
It is up to you to contact the relevant companies to get connected to services including gas, electricity, telephone etc.
Normally the water is already connected for reticulation purposes (retic is the automatic watering system for the garden) and you should be charged only for the water used in the house. Therefore you would pay this amount to the landlord or real estate agent direct rather than to the water company.
Bond
The bond is normally the equivalent of 4 weeks rent which you must pay before the keys are given to you. This amount is kept in a bond account and the landlord or real estate agent cannot touch this bond until your rental period has finished. The bond will be paid back to you at the end of your rental period providing the property condition is as it was when the rental started.
Weekly Rent
You can either choose to pay weekly, fornightly or monthly, just make sure that the landlord or agent knows your preferred choice. The rent is always paid in advance and they tend to prefer the first 2 weeks to be paid before you take the keys.
To summarise then, before the start of the rental agreement you need to pay the bond (equivalent to 4 weeks rent) plus your first 2 weeks in advance. You can then choose how regularly you pay the weekly rent.

First of all, thanks for visiting the site!
Jen, as far as individual apartment blocks are concerned, I don't know if any that should be avoided at all costs! West Perth has plenty of housing and apartments around it so you shouldn't find it too difficult to find one that you like although the rent may be a little high there! You could try a little further out of the city if you find the prices restrictive which would only be a couple of stops on the train but there's nothing like having a wander around, getting your bearings and you'll have a better idea of what will suit you. Good luck in your search.
Luana - rent in an unfurnished proerty usually includes the local rates ie the amount that you pay the local council for the bins being collected etc etc. It may also include part of the water consumption ie the reticulation or a percentage but you will need to pay for your own water useage ie what yuo use on showers, taps, washing machine etc. You will need to pay your own phone, gas and electricity bills icluding having them reconnected.
Rent in a furnished property may include water, electricity, gas but probably not the telephone. You are best checking the details carefully in a furnished property as they will either include all or some or none of the above!

i don't live in Perth, but i do need some help for rental obligations in the WA region (i assume that it's similar)
i'm living in Broome WA, and being charged for all water usage incl. reticulation system provide. A month after moving in, the reticulation system stopped working. I informed the realtors, who attended to the repair...apparently one of the sprinklers was damaged. they have now sent me a bill for the repair. should we be liable when we never interfered with the system.
I also wanted to know about the costs for "replacing a hinge on the fly-screen door"...are the tenants liable for this, or is it fair wear and tear.

Hello. I am from overseas, and I am presently being considered for an appointment at the Armadale-Kelmscott Memorial Hospital. I have no relatives or friends in Perth, so at the moment I am at a loss as to how to start looking for potential accommodation.
Most of the listings I have seen so far in the Armadale area are for houses, and I am not keen on getting a house if I will be its only occupant. On the other hand, most shared accommodation listings I have seen so far are in suburbs closer to the city and will entail a long commute to work daily. While I am willing to commute, I am concerned about whether or not it will be safe to do so when I get off shift or on shift late at night or very early in the morning. I will not have my own car.
Would any of you have any suggestions on:
1. What area it would be safe to live in the Armadale-Kelmscott-Mt. Nasura locale for a single woman living alone? Or would you advise against this and encourage me instead to look for a potential home in another suburb?
2. If you were to suggest a suburb a bit farther from the hospital that will require a commute, which areas should I look at? In which of those areas will it be fairly safe to get a flat by myself?
3. Would it be a better idea to commute odd hours vs. getting a house in the area of the hospital? Property values in Armadale do not seem to indicate it as a "desirable" suburb, and I am wondering if it is because of safety concerns or if it is due to its distance from the city.
Any advice you can give me on this matter would be greatly appreciated!

Hi. I am looking to move to Perth some time in the next 6-9 months and am looking for rental options now to try and stop the hassle later on. The one major hurdle is that I own a dog and even though she is quiet and well behaved, you can not always be lucky enough to find a real estate agent or property owner to trust this. I have a 4x2 house in the Thornlie "Forest lakes area" suitable for a professional family. Have double lock up carport UMR. LARGE Living and family areas, Ducted Air conditioning. In reply to your request for information with regard to accommodation close to the city, having been there, I can highly recommend East Perth (east end of Adelaide Terrace). Many apartments have come into place in the past few months and years. Why live in west perth when you can live in east perth (adelaide terrace end; NOT Royal St end) within minutes walk to the river?? You are paying the same price, so might as well get more out of it..... I personally love east perth so much that I will move back into it again!
